The Special Residential Zone, a special character overlay in the Hamilton City Council District Plan, covers close to a fifth of Claudelands. Another 16.9% is zoned Medium Density Residential. Those two zones ask for different roof work, and it pays to know which one a property sits in before anyone climbs a ladder.
On the character side, roofs are usually older corrugate that has to be replaced in a profile and with flashings that suit the house. Three buildings in the suburb are also listed Built Heritage items, including Ingleholm House on O'Neill Street and the Claudelands Grandstand on Heaphy Terrace. We check the listing and the zone map first, then quote a re-roof or repair that respects the original detail.
Units and townhouses bring a different set of jobs. Shared ridges, low-pitch sections and gutters that serve two homes mean the leak you see indoors can start a few metres away. We map who owns which part of the roof, sort out access with the people next door or the body corporate, and quote each unit's share. It is the same careful approach behind our Hamilton leak and re-roof work uses on every job, starting with a free inspection.
