Hamilton Central has grown quickly. Dwellings rose 31% between the 2018 and 2023 Censuses, and much of the area is now zoned City Living Precinct or Downtown Precinct in the district plan. That growth leaves a lot of fairly young roofs on joined buildings, and young roofs fail at the details. Flashings around plant and penetrations, box gutters and the junctions between roof planes are where we usually start looking.
Owners of a single unit often cannot act alone. The roof may be common property, and a leak over one apartment can come from a fault above the next. We assess the whole roof section, write up what affects each unit and send a scope the body corporate can approve. Repairs are then booked around residents and access is planned with them.
The suburb is also home to 44 listed Built Heritage items, a number of them on Victoria Street, including St Peter's Cathedral and the former Post Office. Any older building gets a check against the schedule before we price it. For standalone houses we offer the same repairs and re-roofs found in our Hamilton apartment and house roofing, with a free inspection first.
