About 78% of Horotiu is Rural Zone in the Waikato District Plan, with smaller areas of Industrial Park, Heavy Industrial, Country Living and Living zones. That makes it a place of farm buildings, scattered houses and a compact township. For roofing, it means many properties have several roofs, long gutter runs and sites with little shelter from the wind.
Nearly nine in ten occupied dwellings in the Horotiu census area, 88.1%, were separate houses at the 2023 Census, averaging 3.3 bedrooms. Most homes are standalone family houses where one owner decides on the work, so we can usually schedule a repair or re-roof without coordinating with neighbours.
The Waikato averages rain on around 126 days a year at Ruakura, and exposed parts of the region can be very windy. Rain and wind together find any weakness in an old flashing or a loose sheet, which is why we check fixings across the whole roof on every visit and not only where the leak shows.
