The Hamilton City Council District Plan zones around 72% of Peacocke as Peacocke Medium Density Residential, and the area is one of the city's future urban zones. In 2018 two consent applications proposed a large 'Amberfield' development between Peacockes Road and the Waikato River. Plans on that scale point to a steady flow of new roofs over the coming years, each with its own set of junctions, penetrations and fixings to get right.
Separate houses were 87.8% of Peacocke's occupied dwellings in the 2023 Census, averaging 3.4 bedrooms. Those are sizeable family homes, often with several roof planes, valleys and openings for flues, vents and heat pump brackets. Every penetration is a spot where water can find a path inside if the flashing was rushed during a busy build.
We look after these roofs as part of our wider Hamilton roofing work, with a Licensed Building Practitioner (Roofing) doing the inspection and the quote. If a leak on your new home has not been resolved, we can inspect the roof independently and give you our findings in writing.
