More than a third of Whitiora is zoned Residential Intensification in the Hamilton City Council District Plan, and the census shows what that zoning has produced. Joined townhouses and units now make up most homes, and after the recent growth many of their roofs are only a few years old. Young coil-coated steel holds up well, and the trouble usually starts in the details around it.
The usual culprits are flashings that were not turned up far enough, unsealed penetrations for flues and heat pump pipes, and short apron or valley flashings. Areas under the eaves that never see rain can also hold salts and grime that wear the coating. A roof inspection picks these up before they show as a ceiling stain, and a maintenance plan keeps them from coming back.
Whitiora is not only new building. The name came into use for the wider area from about 1913, when the suburb was being developed, and some older houses remain. Those roofs get the same full range of work offered by our townhouse and house roofing around Hamilton, from repairs to a complete re-roof.
